To qualify, applicants are required to make an annual base income of no less than forty time (40x) the monthly rent. For example, if the monthly rent is $2,000.00, each applicant is responsible to make at least $80,000.00. In addition, the applicant must also have a minimum of 2 years working experience and above a 720-credit score. If one applicant is unable to meet the qualifications, a guarantor will be required to proceed with the application.
Guarantors must reside in the United States, have above a 700-credit score, and be able to provide proof of home ownership. Only one guarantor is necessary per apartment regardless of the number of occupants, however, we can accept more than one guarantor as all guarantors will guaranty the lease in its entirety.
We require a $20.00 credit check fee, first month rent, and security deposit prior to countersigning any lease agreement. The security deposit will equal one-month’s rent and be held in escrow account for the duration of the lease agreement. The deposit will be fully refunded at the end of the lease provided there is no damage done to the apartment and there is no account balance.
Applications can be processed and approved with 24-hours of submission (excluding weekends), provided all require paperwork has been submitted.
We require the following:
  • A completed application for each applicant
  • Government issued I.D.
  • Letter of employment or offer letter
  • Two most recent paystubs
  • Two most recent bank statements
  • Recent tax return
  • Proof of home ownership (guarantors only)
We can provide third-party agencies such as Insurent or The Guarantors to assist when a personal guarantor is not available.
Yes, all units are cleaned and painted prior to a new lessee taking possession.
Abington Properties offers an online portal for tenants to pay their rent. We recommend all tenants utilize the online portal for rent payment.
